What does RightSite do?
RightSite analyzes EV charging locations and tells you whether a site is worth building. Two products cover the two decisions: L2 Reports for Level 2 charging at places like hotels, apartments, and workplaces, and L3 Reports for DC fast charging. Installers, charge point operators, site hosts, developers, and lenders use them to make the call on real numbers.
What is the difference between an L2 Report and an L3 Report?
An L2 Report is instant and self-serve, from $99. Demand is built from the vehicles already parked at your site, and the answer comes back as GO, HOLD, or NO-GO with an eight-year NPV, payback, and IRR. An L3 Report covers the much larger fast-charging bet: analyst-reviewed, from $499, delivered to your dashboard in 24 to 48 hours, with utilization projected from our own databases, a ten-year NPV against a 9% cost of capital, site scoring, a grid capacity screen, and a funding search.
What is Optimize?
Something no other site report offers. Before you even open an L2 Report, one click re-solves pricing, port count, and configuration for the best outcome at your specific site, shows the NPV each change adds, and flags the changes that will not get you there. Where does your utility rate data come from?
The vast majority of sites use rates verified straight from the utility provider. The remainder resolve through a trusted rate API, never a state average. Rates are refreshed monthly, anything questionable is flagged for review, and every field stays editable, because the rate on your own bill always beats an estimate.
How current are the funding programs and incentives?
The program list in every report is refreshed monthly and verified at the source with state and federal agencies. Closed programs are flagged rather than quietly left in. Amounts shown are potential awards to confirm at application, not guarantees, and the report says so.
What is in the financial forecast?
An L2 Report models eight years: revenue, operating costs, net profit, NPV, payback, IRR, utilization, and break-even. An L3 Report models a ten-year hold at a 9% discount rate: NPV, IRR, profitability index, discounted payback, utilization projections, the full electrical cost, and net investment after incentives.
Can I change the assumptions?
All of them. Driver pricing, session and idle fees, memberships, hardware and install costs, CapEx, OpEx. Every field is editable in your dashboard, and the verdict, KPIs, and charts recompute live as you type.
How accurate are the projections?
They are estimates built to separate the sites that will perform from the ones that will not, and our models are tested against the measured performance of operating stations. The inputs that matter most, utility rates and funding, are verified at the source. Reports are decision support, not financial advice, and every assumption is visible so you can check the work.
Can I use reports for client proposals or bank financing?

Do I need to be a data expert?
